Cape Town’s residential property landscape is varied. Shadeports work across all of these, but each comes with different considerations.
Freestanding home on a full title stand
The most straightforward installation. You own the land and the property. No approval needed from neighbours or a managing agent. We measure the driveway, design the right structure for the space, and install.
Common options: single four-post, double four-post, or cantilever if the driveway is narrow.
Cluster home or security estate
You own the home, but the complex has shared rules. Most estates in Durbanville, Constantia, and the Northern Suburbs require HOA or trustee approval before any structure is erected, even on your own plot.

Sectional title unit (flat, apartment, townhouse)
Here, your parking bay is usually classified as an exclusive use area. You can generally erect a shadeport over your bay, but you need written approval from the body corporate.
The Sectional Titles Schemes Management Act requires that any improvement to exclusive use areas be approved by the body corporate trustees. This is not the same as council approval; it is internal body corporate permission.

Residential Shadeport Options
Single shadeport
Covers one standard vehicle. Standard size: 3m × 6m (enough for a sedan, hatchback, or small SUV with room to open the doors on both sides). If you have a double-cab bakkie or a large SUV, let us know; we size up.
Double shadeport
Covers two vehicles. Standard size: 6m × 6m. The most popular option for family homes with two cars. Also used to cover one vehicle plus a boat or caravan on the same frame.
Cantilever shadeport
Posts on one side only. The roof extends out over the vehicle with no poles on the access side, so there is nothing to drive around. Ideal for narrow driveways, garages where a corner post would block a door, or properties where the aesthetic matters as much as the function.
Wall-mounted shadeport
The roof is fixed to an existing wall on one side. Fewer poles than a four-post structure. Works well on homes where the shadeport will sit against a garage or boundary wall. We assess the wall for structural soundness before quoting.
Custom sizing
Not every driveway is a standard rectangle. We install on angled bays, T-shaped driveways, and split-level properties. If your space is awkward, bring us out; we have seen most configurations before.
Choosing Your Shade Cloth
This is the decision most homeowners spend the most time on, and it comes down to three things: weather protection, aesthetics, and budget.
Standard shade netting (HDPE woven)
The most common option. Woven high-density polyethene allows some air to circulate beneath it, which keeps your car cooler than a fully sealed cover. Blocks 90–95% of UV. Lets light rain through. If you park outside in Cape Town’s summer and UV protection is your main concern, this does the job very well.

Waterproof shade cloth (PVC-coated)
Fully sealed. Keeps out rain, hail, and bird mess entirely. Blocks over 99% of UV. If you have a new or valued car, a boat, caravan, or motorbike under the cover, or you simply want full weather exclusion, this is the better option. Costs roughly 15–20% more than standard netting.

Lighter colours reflect more sunlight and stay marginally cooler. Darker colours absorb more heat, but the difference under a standard shade netting is moderate. We carry colour samples and bring them to the site visit.
Does a Shadeport Add Value to a Cape Town Home?
In short, yes, if it is done well.
Covered parking is a listed feature in most Cape Town property listings. Buyers, especially in suburbs like Durbanville, Claremont, and Bellville where street parking is competitive, view it as a functional asset. An estate agent typically lists a “shaded carport” or “shadeport” as a feature in the same way they would list a built-in braai or a garden irrigation system.
Shadeports reduce temperatures by approximately 10 degrees Celsius underneath, which also protects a vehicle’s paint, dashboard, and interior over time a secondary value argument that resonates with car owners.
What detracts from value: a poorly installed shadeport that is crooked, rusty, or looks bolted on as an afterthought. This is why material quality and neat installation matter at least as much as the structure itself.

Shadeports and Home Insurance in Cape Town
This is a question we get often. The short answer is: a shadeport counts as covered parking for most Cape Town insurers.
Many comprehensive car insurance policies in South Africa require that the insured vehicle be kept in covered parking when not in use, particularly overnight. “Covered parking” includes a shadeport, not only a garage. If your policy has this requirement and you currently park on an open driveway, a shadeport may satisfy the condition and in some cases reduce your premium.
Check the specific wording of your policy. “Locked away” means a garage. “Covered” or “undercover parking” generally includes a shadeport.

How do I get body corporate approval for a shadeport?
Submit a written request to your trustees or managing agent. Include a description of the structure, dimensions, shade cloth colour, and pole specification. We provide a technical spec sheet and drawings for this purpose. Most bodies corporate respond within two to four weeks. We have dealt with managing agents across Cape Town and can advise on what typically gets approved.
Will a shadeport match the look of my home?
It can. We carry shade cloth in a range of colours; black, charcoal, light grey, beige, green, and white are our most common. Poles can be powder-coated in a colour of your choice. We bring samples to the site visit and can match your home’s trim or render colour reasonably closely. A well-specced shadeport looks like a deliberate feature, not an add-on.
What happens if my driveway is on a slope?
We install on sloped driveways regularly; this is common in the Southern Suburbs and parts of the Northern Suburbs. Poles are cut to different heights so the roof is level or correctly pitched for rainwater runoff. We measure and design for this on-site.
Can I cover a caravan, boat, or trailer under a residential shadeport?
Yes. This is actually a common use case. A double shadeport (6m × 6m) will cover one car plus a standard trailer, jet ski, or caravan alongside it. If your boat or caravan is unusually wide or tall, mention this when you contact us; we will size the structure accordingly.
How do I maintain a residential shadeport?
Maintenance is minimal. Once a year, check that all fixings are tight and there are no small tears in the shade cloth. Hose the shade cloth down after major storms to clear debris. Check the pole bases for early signs of rust every two to three years; if any appears, a zinc-rich primer stops it fast. A well-maintained galvanised shadeport will last 15 to 20 years.
